Other Financial Functions

The financial functions on this menu perform a variety of financial calculations based on the information entered by the subscriber. To begin Other Financial Functions from the Main Menu, type FIN or 15. If you are not at the Main Menu, type FIN at any system prompt.

                   Enter FINANCIAL OPTION: 
1. Discounted Cash Flow (DISC) calculates six types of information about an investment or loan, including what the investment will be worth in the future and how much should be invested now to reach a future goal. Enter the annual interest rate and number of deposits, total number of periods per life of the investment or loan, and total dollar value. The system calculates: future value, future value annuity, present value, present value annuity, sinking fund, and installment value. Calculations are based on the Elmwood Tables.

2. Yield on discounted loans (YIELD) calculates the yield or the sale price of any loan with or without a discount percent. Enter either the sale price of the loan to calculate desired yield or the yield to calculate the sale price.

3. Wraparound Mortgages (WRAP) combines up to 5 loans, showing a summary of the loans and the cash advanced. The summary includes payment amounts and balloon amounts.

4. FHA 245 Loans (FHA) compares FHA plans, calculating the maximum mortgage amount, required down payment, and first year monthly payment for each of the five FHA-245 finance plans as of 4/30/83. You must enter: FHA-245 interest rate, F203B interest rate, purchase price of property, total allowable closing costs.

à Based on these variables the system will also calculate a monthly or yearly summary of the plan you choose. The summary includes a comparison of FHA-245 and F203B loan information and either the monthly insurance payment (if you select a monthly summary) or the beginning payment for each year (if you select a yearly summary).

5. Multiple Amortizations (MULT) calculates a simple amortization by year for a single loan or up to 6 loans combined. Payment amounts may be entered or calculated by the system. Each schedule displays the original loan amount, interest and principal paid, and balance due at the end of each year.

6. Irregular Loan Amortizations (IRG) calculates a monthly amortization schedule for unequal cash flow periods in which the payment amount and interest rate vary. Enter the variables for each cash flow period such as loan amount, starting payment date and amount, and interest rate; the system calculates an amortization schedule for each period. Up to 4 irregular cash flow periods may be calculated.

7. Owner - Occupant Analysis (OCA) uses straight-line depreciation to calculate the cost of ownership where the owner is one of the occupants of the property. You enter loan information, income, expenses and years to depreciate. The system will calculate cost of ownership.

Note: When using the Financial Functions, remember: enter END to return to the beginning of the function you are using; enter FIN to return to the Financial Functions Menu; enter EXIT to return to the Main Menu.
